Three storey new-build retirement living apartments, on a brown-field site, comprising load-bearing masonry construction, with pre-cast concrete floors, and timber roof trusses. Due to potential unrecorded mine workings on the site, the ground was first probed to prove the presence of voids, before then being grouted. We then utilised a piled sub-structure with in-situ ground beams.
The site was heavily constrained by mature trees to the east, whilst to the west, the ground sloped away steeply—it was through this land to the west that the drainage outfall from the previous development had been installed, and which we were then able to reuse as part of these works.
