Wytham Lodge

Wytham Lodge is a 2 Storey Care Home, constructed on a steeply sloping site towards Green Brook, a watercourse that regularly overtops its banks, thereby putting the extremity of the building into Flood Zone 3. We therefore undertook detailed modelling of the site, detailing how we would permit the ‘undercroft’ to flood in certain flood events, and thereby proving to the EA that this development would not contribute to downstream flooding—in deed the attenuation provided outside of the flooding assists to slow down the water from this site from entering the watercourse.

Across the site there were two United Utilities sewers at depth—the position of these and liaison with United Utilities to ensure all the site works were carried out in a safe controlled manner were critical to the timely delivery of the scheme.
