Skelton Grange: A long-term engineering story across a landmark Leeds site

Skelton Grange in Leeds has become one of the most significant infrastructure regeneration sites in the region.

It’s a landscape that has steadily evolved from former industrial and quarry use into a multi-layered hub for energy, transport, retail and now digital infrastructure.

For Dudleys, Skelton Grange represents a long-term involvement across multiple phases of development, supporting civil and structural engineering input to help unlock a highly constrained and technically complex site.

Skelton Lake Services

One of the first major developments to help redefine Skelton Grange was Skelton Lake Services at Junction 45 of the M1, delivered by Extra MSA Group. What looks today like a fully established motorway services site was once a former opencast quarry, with engineered fill reaching depths of up to 65 metres in place – bringing with it significant engineering challenges below ground.

For Dudleys, this meant understanding the site from the ground up. Our team provided civil and structural engineering support across the fuel retail and commercial elements, carefully navigating settlement risk, foundation design and the complexities that come with building on heavily engineered land.

Engineering support across a live industrial site

As Skelton Grange continued to evolve, so did the complexity of the projects being delivered there. With the site expanding into energy and processing infrastructure, we remained closely involved in supporting key phases of development.

For the energy from waste facility delivered by Kanadevia Inova, formerly Hitachi Zosen Inova, we were appointed as checking engineer for the new energy centre building, helping ensure compliance with UK structural design standards. Alongside this, our team also carried out additional inspection and design support works across the wider site – supporting safe, coordinated delivery within a live and constantly evolving industrial environment.

Planning approval secured for major Microsoft data centre

Now the most recent news, planning approval has been granted for a major hyperscale data centre at Skelton Grange, led by Harworth Group in partnership with Microsoft.

Set to be delivered on the former power station site, the scheme forms part of the area’s ongoing shift from historic industrial use towards new forms of infrastructure. The development includes three data centre halls totalling approximately 46,450m², alongside supporting infrastructure such as power connections, back-up generation and cooling systems.

Data centre development brings with it a number of complex considerations, from energy demand to long-term infrastructure capacity. These are significant schemes that require careful planning, detailed technical input and a clear understanding of how they sit within the wider built environment and sustainability endeavours.

At the same time, data centres are now recognised by the UK Government as Critical National Infrastructure, reflecting their role in supporting the digital systems that businesses, public services and communities increasingly rely on. At Skelton Grange, the approved scheme highlights both the technical complexity and the strategic importance of the site within Leeds’ wider infrastructure landscape.

A challenging brownfield site with significant engineering constraints

Behind every development at Skelton Grange is a site with a complex industrial history. Formerly home to power generation and quarrying activity, the ground conditions across the site have presented unique engineering challenges at every stage of its transformation. With large areas of variable ground and engineered fill, each phase has required detailed geotechnical understanding, careful design decisions, and a clear strategy for managing risk from the outset.

Our involvement across multiple projects at Skelton Grange has centred on helping clients understand and manage these risks early in the design process, enabling development to progress on technically challenging ground.

Dudleys’ role in enabling major Leeds infrastructure sites

Skelton Grange is one of several major infrastructure-led developments across Leeds where Dudleys have provided long-term engineering support over the years.

Across these schemes, our role is often most valuable at the earliest stages, identifying constraints, understanding ground conditions, assessing risk and developing engineering solutions that support viable development. Our continued involvement at Skelton Grange reflects the strength of that approach, and it’s also a clear example of the work we are proud to do across Leeds and the wider region.
